QUALIFICATIONS:
- Graduate of BS Legal Management, Political Science, Business Administration, or any related field.
- With at least one (1) year of experience as Paralegal/Legal Assistant in a legal, real estate, or construction-related role.
- With strong knowledge of Philippine real estate, land, and construction laws.
- With experience in contract review, legal research, and government agency coordination.
- Familiar with property title processing, tax declarations, and compliance procedures.
- With Excellent written and verbal communication skills in English and Filipino.
- With strong organizational and multitasking abilities.
- With ability to work independently and handle sensitive information with confidentiality.
DUTIES AND RESPONSIBILITIES:
Land Acquisition Management
- Reviews documents, such as tax declaration, title, lot plan, clearances from various government agencies, special power of authorities, submitted by sellers
- Endorses the reviewed documents to the Senior Legal Manager and to the external law office for due diligence
- Prepares the needed contracts (contracts to sell, deeds of absolute sale, agreement to sell and purchase, etc.)
- Submits the drafted contracts to the Senior Legal Manager for review
- Coordinates with the sellers the schedule of the meeting
- Guide the sellers on the contents of the contracts
- Releases the first tranche of payment, after the signing of the contract
- Discusses the remaining requirement needed for the second tranche of payment
- Monitors contract milestones (signing and completion of needed documents) to be able to release the whole payment to the seller
- Verifies land acquired reports or Housing and Land Use Regulatory Board (HRULB) cases of Legal Assistant
Litigation
- Reviews complaints and cases (internal, government agencies, and court) received by the company (whether for filing of complaint by DMCI-PDI or in-defense of DMCI-PDI)
- Identifies and gathers information and needed documents from concerned departments to prepare answer/pleadings
- Communicates with the legal department about the account history of the plaintiff
- Drafts the answer/pleadings based on the gathered information and necessary documents
- Submits drafted answer/pleadings for review of Senior Legal Manager and/or VP Legal
- Endorses the reviewed answer/pleadings to the proper agency (government agency, judicial or Quasi-Judicial body)
- Coordinates with the external law office the status of the answer/pleadings to the endorsed cases (Civil cases)
- Represents the company in negotiation during meditation, conciliation, or hearing in Judicial and Quasi-Judicial Body
- Prepares the action sheet based on the result of the negotiation during meditation, conciliation, or hearing request or resolution
Case Management
- Monitors the status of the ongoing cases endorsed to legal and the external law office
- Coordinates with the external law office about the endorsed cases without pleadings
- Prepares monthly case status update reports
- Provides feedback to the inquiry of other concerned departments
Legal Research
- Researches and creates database on the latest jurisprudence related to business and active case endorsed
- Provides legal advice, such a checking of contracts, legal implications and issues in the survey plans, etc., to other departments
Administrative
- Files and organizes pertinent documents
- Regularly updates all essential records e.g. ongoing cases, external law office endorsed cases status reports etc.
